At Advance Investors, we understand and appreciate that selling your home is a major decision in your life. We make every effort to make you feel comfortable throughout the entire process. Life can sometimes take you into difficult circumstances, but we want to help you turn lemons into lemonade.

Here are the answers to some of the most commonly asked questions.

What kinds of houses do you buy?

Almost anything: outdated homes, homes that need major repairs, homes with fire or water damage, inherited homes, homes in foreclosure, divorce situations, vacant homes, homes with difficult tenants, homes with liens or back taxes.

Are you going to list my house on the MLS?

No. We are direct buyers. We are buying it ourselves with our own funds to renovate or hold as a rental. We are not agents, and we are not wholesaling your contract to someone else without telling you.

Are there any commissions, fees or closing costs?

None. We pay all standard closing costs: no agent commissions, no service fees, no junk fees. The number we offer is the amount you get at closing, minus any mortgage payoff or liens you already have.

Will I get less than market value?

Yes, if you compare it to a fully renovated house sold on the open market. You are trading some equity for speed, convenience, and zero repair, commission, and closing costs. For many sellers, the net walk-away is surprisingly similar once you add up agent fees (5-6%), closing costs, holding costs, and $30k-$80k in repairs.

How do you pay? Do you need financing?

Cash or private funds. We provide proof of funds with our offer—no banks, no appraisals, no loan committees that can say no at the last minute.

Is there any obligation if I request an offer or arrange a visit?

The quick answer to this question is no; there is no obligation on your part when you request a visit from us.  You shouldn’t sell your home if you don’t want to.  There is never an obligation to accept our offer.

How do you determine the offer you’ll make for my home?

At Advance Investors, we consider a few factors when putting an offer on the table for your house. Being this thorough throughout the assessment process ensures that our offers are transparent at every step. At Advance Investors, our goal is to keep things simple and stress-free for our customers.

During our in-person visit, our employee will carefully evaluate the following:

  • The current condition of your home.
  • How your home’s value stacks up against similar properties in your area.
  • The extent and cost of any necessary repairs for resale.
  • The time needed to get those repairs done.
  • The ongoing expenses for maintaining the home during repairs, such as:
    • Insurance
    • Utilities
    • Homeowner’s dues
    • Taxes
    • Miscellaneous
Are there any hidden fees or closing costs?

The Quick answer is no. When you accept our offer, we don’t change any commissions or add hidden fees. At Advance Investors, we strive for transparency to ensure that your selling experience is stress-free and straightforward.

How long does it take to get money after selling a house?

When you sell your home to Advance Investors, we can sometimes close in as little as 3 weeks after you accept our offer.

How fast can you buy my Home?

Many factors can affect the timeline for closing a house. The first step is to schedule the initial consultation, during which we can come over to assess your home and answer any questions. Next, we’ll take the information we gathered and make you an
offer within a few business days. After you’ve signed a contract with us, you’ll have 3 days to consider your decision. We can get you to closing fast. At Advance Investors, we do our best to work within a closing timeline that meets our customers' needs. In many cases, from beginning to end, you can sell your home in just a month.

Can I sell my home as-is?

The quick answer is yes.  We’re there for that property owner who wants to sell a house quickly and doesn’t have the resources or time to make repairs or updates.  A one-size-fits-all solution for selling your home, we make the process easy no matter what your reason for selling. 

What does "as-is" actually mean?

It means you don’t have to fix, clean, or even empty anything. We buy the house in its current condition — peeling paint, leaky roof, hoarder situation, bad tenants, code violations, inherited junk — all of it. What you see is what we buy.

Why would I sell as-is instead of listing with an agent?

Speed, certainty, and no out-of-pocket costs. A traditional sale can take 60-120 days, requires showings, inspections, repairs, and can fall through if the buyer’s financing fails. In most circumstances, we can close in as little as 7 days, and our offer doesn’t depend on a bank.

My house needs a ton of work — roof, foundation, mold. Will you still buy it?

Yes, that’s exactly what we specialize in. The worse the condition, the more sense an as-is sale often makes, because a traditional buyer can’t get a loan on it.

What happens if I change my mind after accepting the offer?

We understand that unexpected circumstances can arise. At closing, we clearly explain that you have a three-day window to reconsider. If you change your mind during this period, contact our office to cancel the contract.
